England is home to an extraordinary range of residential property types, and working across the country means we encounter most of them in the course of a year. From Georgian terraces in London to Victorian mill towns in the North, Cotswold farmhouses to new build apartments in Manchester and Bristol, the architecture changes, the brief changes, and the approach has to change with it.
We are based in Shipley, West Yorkshire, and we have worked on residential projects across England since the early years of the business. This is a guide to how we approach design for different regions and property types, and what clients in different parts of England can expect when they work with us.
Yorkshire: Where the Practice Started
West Yorkshire is our home. Leeds, Bradford, and the Harrogate, Ilkley and Wetherby Golden Triangle, along with Halifax and Skipton: these are towns and cities where we have longstanding relationships with residential clients, and where the mix of Victorian stone terraces, Edwardian townhouses, converted mills and contemporary new builds gives us as much design variety as we could want.
The character of Yorkshire properties tends to reward a certain approach. Robust materials that work with the scale of the rooms and the quality of the original architecture. Curtains with proper headings and sufficient weight. Upholstered furniture that fits the proportions of high ceilinged Victorian spaces. This is not a rigid formula, but it reflects what we have learned from years of working with these buildings.
London: Precision and Scale
London residential projects require a different kind of precision. Space is often at a premium, and the variety of property types is enormous: Georgian squares in the inner boroughs, Victorian terraces in south and east London, mansion block apartments across the centre, and contemporary high specification developments throughout the city.
Working in London means understanding that a smaller flat and a large house require the same level of careful specification, even if the scale differs dramatically. A bespoke sofa made for a converted Victorian terrace requires as much thought as one made for a larger drawing room. The decisions change. The care does not.
We travel to London for consultations and measurements, and we have a clear process for managing London projects from our West Yorkshire studio. Delivery and installation are coordinated to work with the access constraints that are part of London property.
The North of England: Manchester, Liverpool, Newcastle
The major northern cities have been through significant transformation in their housing stock over the past two decades, and the residential brief in Manchester, Liverpool, Leeds, Sheffield and Newcastle reflects that. Warehouse conversions, city centre apartments, and larger family homes in the suburban ring around these cities all feature in our regular project work.
Manchester in particular has developed a strong residential design culture. Clients there are design-literate and specific in what they want, often with a clear vision of the aesthetic they are working towards. We find this makes for productive briefs: knowing what you want makes it much easier for us to specify correctly.
The Midlands and East of England
Birmingham, Nottingham, Leicester, Cambridge, Oxford: these are cities where we work with residential clients who are looking for a level of specification and craftsmanship that local options do not always provide. The property types vary significantly, from Victorian terraces and Georgian townhouses to large suburban family homes and rural properties in the surrounding counties.
The Midlands and East of England also has a significant country house and rural property market. Large family homes in Warwickshire, Northamptonshire, Oxfordshire and the Cotswolds represent some of the most rewarding residential briefs in terms of scale and ambition, and we take on a number of these projects each year.
The South and South West
London draws the most attention, but the residential design market across the South and South West of England is broad and active. Hampshire, Dorset, Devon, Somerset and Cornwall all have significant concentrations of residential property that benefits from bespoke design: large houses, period conversions, and coastal properties where the combination of light, scale and proximity to the sea creates specific material requirements.
In the South West in particular, we see a strong appetite for natural materials and robust specifications that stand up to the coastal environment. Fabrics and upholstery need to cope with salt air and high humidity in a way that more delicate material choices would not manage.
How We Work at Distance
For clients outside West Yorkshire, the process is the same as for local projects, with an adjustment for logistics. We travel for the initial consultation, take precise measurements, and develop the design and material selection from our studio. Clients can visit our Shipley studio to see the full fabric library in person, which we strongly recommend for decisions about major soft furnishings.
When projects are ready, we deliver and install across England. The lead times and communication are the same as for any project. Distance changes the logistics. It does not change what we make or how we make it.
